Frequently Asked Questions:

☀ What does the drive there look like?
➜ Transparently, because the resort is on part of the Smoky Mountains, the drive up to the resort can be steep and winding. However, the roads are paved and in the winter, they are plowed to ensure utmost safety. If you are terribly uncomfortable with driving on mountains, we will miss getting to host you and recommend another property. BUT, if you can try it out, the National Park views and natural coziness are what make Gatlinburg the tried and true mountain destination.

☀ Do you need to bring your own linens?
➜ No, no and absolutely not! Our promise to our guests is to provide consistency and to us, consistency means ensuring essentials. We will provide sheets, towels, washcloths, etc so that you can fill your bags with more exciting things!

☀ Is the hot tub private and what is the situation with the pools?
➜ Fortunately, Deer Ridge Mountain Resort allows guests access to a shared pool/ hot tub area at the resort. Unfortunately, this does mean that neither the hot tub, nor the pool are private. We understand that privacy is sought after, but we hope the extra amenities will make up for it!
➜ There are two outdoor pools available to guests, and both are within a short 8-10 minute drive of the resort. The outdoor pools; however, are only open from Memorial Day to Labor Day. The specific locations will be shared after booking!

☀ Will the condo be loud/ noisy?
➜ Because this property is part of a resort, it does mean you will have neighbors in other condos. While we always hope that these other guests will keep their volume to a reasonable minimum, we cannot guarantee it. This particular unit is located on the bottom floor, so you could have guests above or beside you.

☀ Is smoking allowed in this property?
➜ The property is a 100% smoke-free zone. This means no smoking is allowed inside the condo, as well as the private patio.

☀ Is there an EV Charging station?
➜ Yes, EV charging stations are available in front of the first “E” building, located next door to the clubhouse/office. Please note that these chargers are shared facilities and availability is on a first-come, first-served basis.

1. Smoking is NOT allowed on the inside of the premises. All cigarette butts or cigar remnants need to be properly disposed of or $100 fine will apply. Smoking inside the premises will result in 100% of the security deposit being forfeited or a fee of $250 whichever is greater.

2. Guests are entitled to quiet enjoyment of the premises during their stay and should extend the same courtesy to others. From the hours of 9:00pm - 9:00am noise should be kept to a minimum as would be expected in a traditional residential area. Fines to the Owner resulting from noise complaints will be assessed to guest.

3. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Keep the property and all furnishings in good order.

6. Only use appliances for their intended uses.

7. Parking: Parking is limited to 1 vehicle per bedroom. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A charge of $25 will be assessed for any missing towels at the end of your stay. Dishes will need to be put in the dishwasher and the dishwasher started. Dishes not placed in the dishwasher will prompt an additional $50 fee. Our cleaners work on very tight turnarounds and not having the dishes in the dishwasher and started can add an additional 1-2 hours to their cleaning time.

9. Pool and Spa Area: Pool and spa towels are available at the pool, and should be left in the dirty towel bin AT THE POOL prior to returning to the condo. These towels are property of Deer Ridge Mountain Resort and do not belong to the condo. No children under the age of 5 permitted in hot tubs at any time and children over the age of 5 not permitted without adult supervision. When using the hot tub, remember
   there is a certain health risk associated with this facility. Use at your own risk.

10. Fireplace: A wood burning fireplace is located in this unit. Only substances such as wood or fire starters should be used in it.

11. Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, etc. should be flushed at any time. If it is found that feminine products or diapers have been flushed and clog the septic system, you could be charged damages of up to $250 to have a plumber unclog the system.

12. Inclement Weather: No refunds will be given for storms unless specifically permitted by host due to unique circumstances. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. It is highly recommended that guests purchase travel insurance if losing money due to unexpected situations is a concern.
