● What does the drive to the condo look like?
◦ The drive up to the property is steep and winding, as is common in the Smokies. We recommend arriving before dark, especially if you're unfamiliar with mountain roads. Use a reliable, up-to-date GPS app for the most accurate directions.
● Is this property handicap accessible?
◦ No. The unit is not ADA-compliant and requires guests to climb two flights of stairs. Please keep this in mind when booking.
● Do I need to bring my own linens?
◦ Nope — we’ve got you covered. We provide fresh sheets, towels, washcloths, and other essential linens so you can pack light and relax.
● What amenities do you provide?
◦ Each full bathroom is stocked with full-size bottles of hand soap, body wash, shampoo, conditioner, and lotion. We also provide ample trash bags for kitchen and bathroom, and a starter supply of K-Cups, toilet paper, paper towels, dishwasher pods.
● What should I expect in the winter?
◦ Winter in the Smokies is beautiful, often with snow-capped mountain views. That said, snow or ice can impact access to the property. The resort does plow and salt roads, but we can't guarantee uninterrupted access or protection from weather-related issues like frozen pipes or power outages. Always check the forecast and be prepared for mountain conditions.
● Are pets allowed?
◦ No. Per HOA rules, pets are not allowed under any circumstances. Unauthorized pets may result in fines. Of course, certified service animals are always welcome in accordance with the law
● Is there an EV Charging station?
◦ Yes, EV charging stations are available in front of the first “E” building, located next door to the clubhouse/office. Please note that these chargers are shared facilities and availability is on a first-come, first-served basis.

Guests will have access to entire condo, indoor pool and spa area, and outdoor recreational facilities (tennis court, playground, picnic tables). To access the property, a code will be communicated prior to arrival.Deer Ridge Mountain ResortYou'll want a car to get to any area attractions. Ride share services are not readily available in the area.HOUSE RULESSmoking is NOT allowed on the inside of the premises. All cigarette butts or cigar remnants need to be properly disposed of or $100 fine will apply. Smoking inside the premises will result in 100% of the security deposit being forfeited or a fee of $250 whichever is greater.
Guests are entitled to quiet enjoyment of the premises during their stay and should extend the same courtesy to others. From the hours of 9:00pm - 9:00am noise should be kept to a minimum as would be expected in a traditional residential area. Fines to the Owner resulting from noise complaints will be assessed to guest.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Only use appliances for their intended uses.
Parking: Parking is limited to 1 vehicle per bedroom. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A charge of $25 will be assessed for any missing towels at the end of your stay. Dishes will need to be put in the dishwasher and the dishwasher started. Dishes not placed in the dishwasher will prompt an additional $50 fee. Our cleaners work on very tight turnarounds and not having the dishes in the dishwasher and started can add an additional 1-2 hours to their cleaning time.
Community Pool: The Cobbly Nob community pool is available for all guest. Pool towels are made available to guest upon request. ONLY pool towels should be taken to the pool. There is no life guard on duty and children under the age of 12 must be accompanied by an adult.
Hot Tub: There is a hot tub located at the unit for Guest use only. No children under the age of 5 permitted in hot tubs at any time and children over the age of 5 not permitted without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.
Fireplace: A wood burning fireplace is located in this unit. Only substances such as wood or fire starters should be used in it.
Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, etc. should be flushed at any time. If it is found that feminine products or diapers have been flushed and clog the septic system, you could be charged damages of up to $250 to have a plumber unclog the system.
Inclement Weather: No refunds will be given for storms unless specifically permitted by host due to unique circumstances. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. It is highly recommended that guests purchase travel insurance if losing money due to unexpected situations is a concern.
